Sorry to hear you lost your coral. We have found frome keeping only nanos for the past few years it small and consistent are the best ways to go. If you miss a water change in the future do 2 smaller water changes over the course of the week instead od one big one.
Think about it this way:
45g of water at 8.5 pounds per gallon: 382.5 pounds
Tank itself with stand: Maybe 60 pounds (Totally making this number up, all I know is I can carry the tank by myself so it can't be that heavy)
Sand and rock 75 pounds roughly
Total: 517 pounds, lets round up and say...
To raise it there are buffers (I use Alk 8.3 by brightwell). To bring alk down you can do a normal water change or bring the calcium up. What salt are you using?
Almost forgot to mention, the cardinals had to be rehomed, they were getting too big. That left the tank with three gobies that hang out mostly in the rocks so if you caught the tank right, you would not see any fish at all. Nikki decided to rectify this situation with this guy:

I would find out how old it is and what condition the tank and stand are in.
It the tank drilled or it is a HOB overflow that goes to the wet dry sump...

I went through your exact situation over the last couple of years. I have been living in apartments for the past 3.5 almost 4 years and both on the second floor. We have moved a 20g, 30g, and a 12g last year and they were all full reefs. We are hopefully closing on a house...
I actually Pmed with bax but he is really far away from me and even his work location is over an hour for me. Unfortunately I don't have the time at this point to get up there nor do I want to demand he bring them down. Seeing what option were out there.
